The Shapleigh Planning Board approved a conditional-use application to replace a structure on 216th Street Loop, imposing nine conditions the applicant must meet before obtaining occupancy.
Chair opened the discussion by noting an updated plan dated 04/16/2026 and a corrected square-footage calculation that removed a step platform from the footprint. "The proposed lot coverage is still 6.42%," the chair said while reviewing the revised plan. The board confirmed the existing building footprint (784 square feet plus two decks totaling 882 square feet) and that the replacement structure’s grandfathered height would remain at 23.5 feet under the town’s nonconformity rules.
The board read the nine conditions aloud and tied them to ordinance provisions. Conditions include: submission of hard-copy post-construction photographs within 20 days of completion showing the shoreline and disturbed areas stabilized; a licensed surveyor’s written confirmation that the new structure is placed according to the approved plan; compliance with best management practices (BMPs) during construction, including revegetation; recording the plan at the York County Registry of Deeds within 90 days of approval or the permit becomes void; and an expiration timeline for building permits and occupancy if requirements are not met.
Board members moved and seconded the motion to approve the plan with the nine conditions and voted in favor. The chair indicated the board would sign the approval documents at the meeting.
The board referenced ordinance sections governing nonconforming structures and shoreland dimensional limits and reminded the applicant that failure to meet post-construction documentation or recording requirements would void the approval.
