Resident urges CDD and HOA to address ponding and slab moisture at Pelican Sound home
Summary
Resident Lynda Sorensen told the River Ridge CDD board that ponding behind her unit has caused very high moisture under her slab, buckled flooring and mold. She asked the CDD and HOA to coordinate on installing drain tiles and extending downspouts 5'–10' to relieve standing water.
Lynda Sorensen, identified in the attendance roster as a resident, described water intrusion under her home's slab and damage to her master bedroom flooring during public comment. She said inspections found no plumbing or HVAC leak and a floor warranty issue was identified; a leak-detection specialist measured “very high moisture levels on the floor and concrete slab.”
Sorensen asked the District and the homeowners association to coordinate a solution, saying ponding at the back of her unit submerged underground downspouts and that perimeter drain tiles and 5'–10' downspout extensions were recommended. Chair Bob Schultz told her that while “ponding water might be able to be addressed by River Ridge, the drain tiles are most likely a neighborhood issue.”
Staff and the Board discussed topography and a golf-course drainage map showing runoff north and south of the unit, noted the lot is not at the road low point and that nearby storm drains exist. District Engineer Charlie Krebs observed the area was originally an indigenous preserve and not part of the water management system prior to rezoning, which contributed to lack of drainage infrastructure. Sorensen said she presented the issue to her HOA and asked for help getting downspouts farther from the home and installing drain tiles.
