The Planning Commission unanimously recommended approval of Planning Case 26-017 to amend Section 1380 of the TCAAP Redevelopment Code to revise the definition and allowable clear height for certain campus commercial buildings in Rice Creek Commons. Community Development Director Jacob Reilly explained the change was requested after lessons learned from Outlot A development and was intended to align local regulation with contemporary industrial market needs.
Ryan Companies representative Eddy Wolf told the Commission the prior 24‑foot clear height limit constrained potential users; he said that limit “dramatically reduced” the pool of viable tenants for new light‑industrial and mezzanine office users. The proposed language would allow a maximum 32‑foot clear height for facilities that include a loading dock; loading dock dimensions and configurations would continue to follow standard industry practice. The Planning Commission recommended the amendment as presented (motion carried 6-0).
