Summary
After extensive public comment about tree removal, shading and traffic, the Planning Commission tabled the Roers Companies site plan, conditional use permit and planned unit development requests and directed the applicant to revise building placement, protect the western tree buffer, and produce updated traffic and solar studies.
The Planning Commission on July 8 tabled action on the Site Plan Review, Conditional Use Permit, and Master and Final Planned Unit Development for the proposed 167‑unit Roers development at 3499 Lexington Avenue after an extended public hearing in which numerous nearby residents opposed the current design.
Neighbors repeatedly asked that the developer preserve the mature tree line on the west side of the lot, rotate or shift the building to the northeast, and increase enclosed parking and buffering. Hunters Park residents warned of increased winter shading and ice accumulation; Mary Esser told the Commission that “a four‑story building 50 feet from her home would be her view” and said the loss of mature trees would harm her mental health and privacy. Shawn Wochnick, who analyzed the proposal’s numbers, urged denial, saying the requests “far exceed the current zoning allowed for the parcel.” Commissioners asked that Roers provide a meaningful traffic study (with counts that reflect school and college sessions), an updated solar/shading analysis, and a new site layout that protects the mature tree buffer; the motion to table the site plan and require these materials passed unanimously (5-0).
