Planning Commission backs EFH Co. site changes at 1300 Grey Fox Road, recommends CUP and site plan

The Arden Hills Planning Commission on July 8 recommended approval of Planning Case 26-013, allowing EFH Co. to add a new internal drive lane and 6,098 square feet of pavement at 1300 Grey Fox Road. Senior Planner Elena Fransen told commissioners the property is an existing 80,267-square-foot office and warehousing facility on a 6.55-acre parcel, and that the proposed work constitutes a substantial modification to earlier permits and therefore required a conditional use permit and site plan review.
Fransen’s staff report noted the applicant would remove 46 caliper inches of significant trees to be replaced under city requirements, reduce parking by three spaces but still show proof of up to 87 parking spaces (the applicant states average need is about 25), and that the change would not exceed impervious coverage limits or create notable traffic or environmental impacts. The staff recommendation included standard conditions: grading and erosion permits, City Engineer/building/fire marshal sign-offs, as‑built submissions, and installation of silt fence and temporary stormwater protections.
Applicant representative Madison Whalen said tree issues would be handled on site, adding that “the live trees would be maintained and the dead trees would be removed.” The public hearing drew no speakers. The Commission moved to recommend approval with the listed conditions; the motion carried unanimously (6-0).
