Commission approves Bison Landing expansion; neighbors cite traffic and safety concerns

The Planning Commission recommended approval of Z260192 to rezone roughly 103.56 acres to R‑1 OSC for a 57‑home development called Bison Landing. Andrea Grama, representing Ball Page General Contracting LLC, said the project will feature about 49.3 acres of open space, an amenity lake, trails and upgraded exterior materials for homes averaging about 2,000 square feet.
Several neighbors, including Kelly Davis Connerly speaking for two local senior‑care homes, urged caution because of traffic and safety problems on Nicholsville Road. "You can't get out on the highway," Connerly said, describing peak‑hour congestion that she said already backs up traffic and creates hazards for elderly drivers and residents. The developer cited a traffic analysis that required right‑turn deceleration lanes at the proposed entrances and said the combined buildout of the adjacent phases would increase traffic by less than 2 percent on Highway 11.
The commission stressed consistency with the county's future‑land‑use map but required specific landscaping and screening at the entrance and between the residential lots and adjacent commercial uses. The motion to approve included conditions for a landscaped entry, fencing, trees and shrubs for long‑term screening; the motion passed with a 4‑1 vote and will be forwarded to the Board of Commissioners.
