Commission recommends rezoning for Highway 11 auto sales, repair and salvage yard with screening conditions

An EK Engineering consultant presented a plan to consolidate split zoning and rezone about 5.7 acres at 2412 Highway 11 to B‑3 and M‑2 to allow motor‑vehicle sales, repair, a salvage yard and outdoor storage. The applicant said the request formalizes existing salvage activity, would renovate an existing building for an office, and proposes screened salvage storage in the rear of the site.
Ease Khan, the consultant, said the layout is consistent with the county's highway‑corridor character map and that GDOT approval would be required for any modified access points. "This proposed zoning creates a logical and unified development pattern that is consistent with the highway corridor future land use designation," the consultant said during the presentation.
Commission discussion focused on buffering and site controls. Staff noted a portion of the property has historically been used as salvage and that code enforcement initiated a compliance process for recent clearing. The chair proposed conditions including a minimum 6‑foot opaque fence along the south boundary and screened salvage storage behind the warehouses, and recommended removing the landscape strip requirement only for the portion intended for an auto dealership display area. The commission approved the recommendation with those conditions and directed the applicant to submit stormwater/retention updates and obtain any required GDOT approvals. The recommendation will go to the Board of Commissioners next month.
