Board denies special-use permit for motor vehicle repair at 230 Park Street

The Bensenville Village Board on May 19 voted to deny a special‑use permit that would have allowed motor vehicle repair and service at 230 Park Street.

Walter, the village planning staff member who presented the item, told the board the petitioner sought to operate a repair business specializing in American‑made vehicles and travel trailers, with services including diagnostics, brake work and suspension repairs. "The Community Development Commission recommended denial of the special use permit for motor vehicle repair and or service use," Walter said, noting the commission voted unanimously at its May 5 hearing.

Staff told trustees that the property is deficient in off‑street parking, lacks adequate yard space, and sits in a commercial neighborhood “not designed or intended for the continued concentration of motor vehicle repair businesses.” The staff presentation listed conditions the commission recommended if approval were considered — including that all repairs occur inside the building, no outdoor storage be allowed in the front yard or on Park Street, a limit of two lifts inside the facility, and provisions for waste‑oil handling and installation of a sprinkler system.

President Frank DeSimone called the roll after a motion and second; the board approved the ordinance denying the special‑use permit. The ordinance was adopted following the recommendation from the Community Development Commission and the village staff.

The denial means the petitioner cannot operate motor vehicle repair at that location under the village’s zoning approvals. Staff noted the commission’s findings and the village’s recommended conditions would remain available should a future application be substantially revised.
