Staff introduced application DRB‑2025‑026, noting the lot size is 6,200 square feet and recommending approval with conditions including correction of the report’s FAR notation to 0.5 (3,100 sq. ft.) and submission of a tree removal application. As staff put it: “The request is new construction, 2 story, within the RS 4, low density residential.” The applicant’s architect described a contemporary two‑story scheme with stucco and wood veneer, a one‑car garage and a plan that keeps second‑floor massing pulled toward the lot interior to reduce impacts on adjacent one‑story homes: “We’re proposing a brand new 2 story home,” the architect said.
Board members raised questions about terraces and utility coordination and otherwise praised the design. Staff reiterated conditions: correct the FAR notation in the plans, provide specific dimensions for concrete slabs, door landings and pool setbacks, and submit a tree removal application to Planning & Zoning. After discussion, a motion to approve with staff and board comments carried unanimously.
The approval is conditioned on the plan changes and permits described; permit-level review must confirm compliance with the Florida Building Code before issuance.
