Auburndale panel recommends Low Density designation, PD‑H2 zoning for Lake Mattie Pointe

The Planning Commission of the City of Auburndale voted on Feb. 4 to recommend that the City Commission amend the Future Land Use Map and Zoning Map for the annexed Lake Mattie Pointe Subdivision to Low Density Residential and Planned Development‑Housing 2 (PD‑H2), respectively.
Community Development Director Julie Womble presented the city‑initiated request, saying the parcel totals approximately ±47.92 acres and is developed with 161 single‑family homes. Womble told the commission the property currently carries Polk County residential designations (RL‑1/RL‑2) and that the requested Low Density Residential future land use with PD‑H2 zoning is consistent with adjacent residential uses. She also said the request includes a binding site plan and detailed setbacks: a 20‑foot front setback, 7‑foot side setback, 10‑foot rear setback and 10‑foot corner front setback, and that existing retention ponds labeled Tracts A, B and C are protected from development.
During discussion, Commissioner Crystal Tijerina questioned how corner lots were measured under the proposed standards. "The County measures the fence line from the middle of the road and the City measures it from the property line," Womble explained, noting the parcel came to the city through voluntary annexation. Commissioner Tom Dudash asked whether residents were receiving city services; Womble said they are receiving utilities and are "paying an out of City rate." Commissioner Dave Holt raised concerns about the 7‑foot side setback; Womble said staff would review that detail.
On the motion to recommend the Future Land Use change, the record notes the motion passed with all ayes. Separately, the commission also voted to recommend the companion Zoning Map amendment to PD‑H2. Both recommendations will be forwarded to the City Commission for final action.
The staff report accompanying the request said the proposed land use and zoning are consistent with the City of Auburndale Comprehensive Plan and Land Development Regulations. The binding site plan and retention tracts are part of the package sent forward for the City Commission's review.
