The Auburndale Planning Commission on June 3 recommended that the Board of Adjustment consider a Special Exception allowing a group home on approximately 0.45 acres at 504 Lake Ariana Blvd. Owner-petitioner Roxanna Ford seeks to develop an assisted-living group home with up to 10 beds; staff advised that General Residential-1 (RG-1) zoning allows group homes by Special Exception provided state, county and city requirements are met. Staff recommended approval and noted that all adjoining property owners within 300 feet were notified with no responses received.
Commissioners discussed concerns about the property's proximity to a nearby school and the possibility the facility could later operate as a rehabilitation facility. Roxanna Ford and Robert Woodard spoke in favor of an elderly group home; Robert Woodard stated they "plan to fully cooperate with whatever needs to be done moving forward." Commissioner Steve Lawson moved to recommend approval to the Board of Adjustment, Commissioner Donishia Yarde seconded, and the motion passed with all ayes. The Board of Adjustment will consider the request on June 25, 2025.
