Developer proposes 96‑bed assisted living plus duplexes at Everest Property

The Everest property proposal presented Sept. 10, 2024 would reconfigure roughly 32.39 acres to Medium Density Residential and modify about 17.12 acres to Planned Development‑Housing 2 (PD‑H2) zoning to allow the proposed mix of assisted living and multifamily units. Community Development Director Julie Womble summarized the binding site plan and unit counts: "The binding site plans shows a proposed development of an assisted living facility and multifamily housing. The request includes a 96- bed assisted living facility with a clubhouse and 12 duplexes with 2 dwelling units each (24 units) for a total of 120 dwelling units."
Womble explained that Medium Density Residential allows "7 to 10 dwelling units per acre" and that PD‑H2 zoning accommodates single‑family detached, semi‑detached, townhouses, two‑family and multiple‑family dwellings. The Planning Commission accepted staff’s recommendation and voted to forward both the Future Land Use and zoning recommendations to the City Commission for final action.
