Community Development Director Julie Womble presented a request from Corsa CF Land, LLC to modify an existing Planned Development‑Commercial 1 (PD‑C1) for the Circuit Club property, a ±52.39‑acre site along C. Fred Jones Blvd and Logistics Blvd. The binding site plan proposes modifying approximately 23.96 acres of the PD‑C1, reclassifying ±16.46 acres from Light Industrial to PD‑C1, extending the existing 1.7‑mile asphalt road course by 0.71 miles and adding amenities including an off‑road course, a skid pad and a commercial building.
"The binding site plan depicts extending the existing 1.7 mile asphalt road course by 0.71 miles," Womble said while describing the modification. Commissioners asked whether spectator parking or public access were intended; Womble said the owner’s materials show parking for members and noted wetlands delineation and engineering work had been conducted in coordination with the Southwest Florida Water Management District (SWFWMD). Commissioner Dave Holt asked whether the off‑road course would be for members or open to the public; Womble said it is intended to serve members. Commissioner Steve Lawson moved and Commissioner Crystal Tijerina seconded a recommendation to approve the zoning map amendment; the motion passed unanimously.
The recommendation moves to the City Commission for final action and will be implemented according to conditions in the binding site plan and existing PD ordinance provisions.
