The Planning Commission on April 8 recommended that a roughly +/-5.33‑acre parcel owned by Gapway Grove Corporation be rezoned from Open Use Agriculture (QUA) to Residential Neighborhood (RN).
City Planner Jesse Pearson summarized the request, saying the parcel — located off Old Berkley Road and Gapway Road — received a Lakes District Mixed Use future land use designation in 2022 but had not been rezoned at that time. Pearson said the requested zone change "is consistent with the City's Comprehensive Plan and Land Development Regulations" and recommended approval to the City Commission.
Commissioners asked about ownership and current use. Commissioner Tom Dudash asked who owned the five‑acre sliver; Pearson responded that "the sliver is owned by Gapway Grove Corporation" and that adjacent land to the north is rented out as a blueberry farm. Commissioner Crystal Tijerina noted the rezoning would not remove Lakes District guidelines for the site.
A motion to recommend approval passed with the vote recorded as "all ayes" in the transcript. The Planning Commission's recommendation will be forwarded to the City Commission for final action.
