Robert Jensen, the petitioner, told the planning commission he grew up on the 1000 West property and that his family business owns the parcel. Jensen said his plan is to split the lot so one parcel keeps the existing home and the other would be a second home for future use. "I would like to ask for reason. I mean, so we can split this and do a lot for the existing loan and a lot for future home for me to build on," Jensen said in his public remarks.
Staff and commissioners discussed zoning and lot-size designations: a narrow strip on the east is currently A2 and the rest RU20; the petitioner requested part be RU15 so the proposed split would produce two buildable lots consistent with adjacent zoning. Commissioners expressed concern about past problems with poorly maintained lots in Pleasant View and asked that code enforcement stay engaged; staff noted the item will proceed to city council as a recommendation from the commission.
