The Prairie Grove Planning & Zoning Commission voted on Aug. 6 to table a large‑scale commercial application by Basin Associates on behalf of Green Prairie Investments for a five‑building project west of Tractor Supply and south of the Heritage subdivision.
Presenters said the development would include roughly 16 tenant spaces in five buildings (building footprints around 6,000 sq ft; typical tenant bay ~1,500 sq ft). Commissioners and residents raised concerns that the scheme as presented could show highway‑facing backs of buildings, loading areas and mechanical equipment to drivers on Highway 62 rather than pedestrian‑friendly storefronts. One commissioner said design standards such as a masonry wainscot or a minimum three‑foot masonry requirement along the road should be considered to improve the highway view.
Multiple commissioners urged the applicant to submit renderings showing frontage treatments and alternative layouts that place active storefronts toward Highway 62 or create dual frontages that serve both highway traffic and adjacent residential neighborhoods. The commission voted to table the application and requested the applicant provide clearer renderings and to consult with staff and city council before coming back. The item will return to the city council agenda on Aug. 17 for broader feedback.
