The Joint Review Committee approved a major development plan for a seven‑story, 170‑room boutique hotel in Tempe's Novus Corridor on Aug. 5, 2026.
Matt Halls, representing Oakland Capital, introduced the proposal as a Marriott Tribute‑branded hotel that would occupy a triangular site adjacent to an existing ASU parking garage. Architect Kevin Curran of DLR Group described the project as about 112,000 square feet with ground‑floor restaurant and bar spaces, a pool deck on the second floor and a rooftop lounge. “This will be the only boutique Marriott hotel on the ASU campus and in Tempe,” Curran said.
Senior planner Robert Mansolillo told the committee staff recommended approval “subject to some conditions and some nonstandard conditions that we have,” including paving standards for the alley to accommodate refuse and fire access and a requirement that solid‑waste truck operators not move loaded compactor containers into position. Mansolillo also reviewed landscape and building elevations and confirmed the project meets approval criteria for a major development plan review.
During questions, applicants said the alley behind the building is 27 feet wide and will be controlled with bollards to limit vehicle access, and that valet access will use a newly punched entrance into the adjacent ASU garage. The applicant said there is a parking agreement with ASU for credentialed access but that the agreement does not geographically reserve specific garage spaces for the hotel.
Committee member Scott McLaughlin moved to approve Item 3a, the requested development plan review for the seven‑story hotel; another committee member seconded. Members voted in favor and the motion carried. The transcript records online members were asked to state their votes; the chair confirmed the motion passed.
The project team said they intend to submit for permits before the end of 2026 and, if permitting proceeds as expected, to begin construction in the first or second quarter of 2027. The applicants also said they are targeting LEED Silver certification.
