Staff presented the PDD rezoning request for roughly 82.46 acres, explaining the project would contain 150 single-family units and 38 townhomes with a gross density of about 2.7 dwelling units per acre and a net density of about 3 du/acre. Grayson described two proposed access points on Highway 905, roughly 10.3 acres of commercial along the highway, a 25-foot streetscape buffer along Highway 905, and undisturbed buffers of 50 feet and 100 feet in other locations; staff also noted approximately nine acres of wetlands within the portion being rezoned and that parts of the site lie in AE supplemental and 500-year flood zones.
The applicant said the PDD now includes commercial and townhomes to preserve commercial/industrial uses near an Economic Activity Center and to satisfy PDD requirements for two residential types. "So that's why you now see the PDD with the commercial and industrial out front, the residential in the rear," the applicant said, explaining changes since the project's earlier submittal. The commission did not take a final vote at the workshop; the item will return for public hearing and decision.
