The Horry County Planning Commission approved a proposed planned development district (PDD) for approximately 82.46 acres along Highway 905 in Conway, allowing a mix of 150 single-family homes, 38 townhomes and a commercial frontage.
Staff outlined the request, noting the existing area is largely LFA and that the proposal includes a gross density of about 2.7 dwelling units per acre with sidewalks, open space and multiple undisturbed buffers (50–100 feet) to protect adjacent properties and the Waccamaw River frontage. Shep Guyton, representing the property owner, said the mixed-use PDD preserves opportunities for commercial and industrial use on the front of the site while providing residential buffers.
The applicant and staff emphasized access points on Highway 905, interior open space and wetland delineation showing roughly nine acres of wetlands within the proposed rezoning area. With no substantive public opposition at the hearing, the commission moved and approved the rezoning by voice vote.
The PDD approval sets zoning but does not authorize construction; future permits and site-specific plans must comply with county code and the conditions included in the approved PDD.
