City reviews 'Dixon 89' application proposing large warehouse parcels on freeway frontage

Staff told the commission the city received an application dubbed "Dixon 89," proposing subdivision of an 89-acre site that fronts the freeway into seven parcels and preliminary plans for two large warehouses.
Rafi said the submittal lists two industrial buildings — one described in the application as a very large warehouse on one parcel and another large warehouse on a second parcel — but that no tenants have been announced. "They don't have any tenants yet, but what they're trying to do is they're trying to get environmental clearance, infrastructure planning, and so that they can solicit for tenants," Rafi said. Staff said it is working with the applicant to discuss potential users, employment and tax generation, and recommended the applicant consider environmental clearance for potential highway-commercial uses along the freeway frontage to reduce future hurdles. The commission was told staff is soliciting a consultant to assist on the sequencing required for the project's review.
