New Pizza Haus owner told to seek MoDOT OK, planning review before lot split in Wardsville

Matt Mertens, who said he recently purchased the Pizza Haus, its adjacent car wash and the residence behind them, appeared at the Village of Wardsville Board of Trustees meeting on Aug. 5 to ask what steps he should take before paying for a property survey to split the residential parcel from the commercial parcels.
After discussing the scope of his planned lot split, the Board said Mertens needed state and local clearances before proceeding. "Before we can give him anything, he would have to see if MO-Dot would give approval and he would need to present a letter to the Board, then go through the Planning and Zoning Committee," the Board said during the meeting. The Board did not vote on the request; it provided procedural steps for Mertens to follow.
Clerk Libby Chipman confirmed the Board's direction and said she would record the request so it can be placed on the Planning and Zoning Committee docket once Mertens provides the MoDOT response and a formal letter to the Board. No timeline for Planning and Zoning review was specified at the meeting.
