David Smith, representing the applicant, presented a major modification to PD 040063 that would consolidate parcels and reduce total entitlements from about 94,500 sq ft to 62,000 sq ft and permit up to 40,000 sq ft of shopper-goods/warehouse distribution. Smith said the requested plan limits retail and warehouse allocations within the 40,000 sq ft total and adds increased setbacks and a required landscape buffer to protect adjacent residential properties.
County staff (Sam Ball) and Planning Commission staff both noted the modification reduces site intensity, and staff recommended approval with conditions including restricted hours for outdoor loading activities to minimize noise. Smith and staff also agreed to correct a typo in the draft condition so that outside loading is restricted Monday through Saturday; the record will include a revised staff report reflecting that change.
