Neighbors press questions as developer seeks smaller-lot rezoning for 2.76-acre site

Attorney for the applicant described a standard rezoning application to rezone approximately 2.75 acres from RSC-4 to RSC-6 with a restriction limiting density to 4 dwelling units per acre to match the R-4 future land use designation. The attorney told the hearing Master the restriction "is simply to rezone the property with restrictions as to the allowable density to allow for lot sizes of 7,000 square feet minimum."

Neighbor Susan Harris said she lives immediately adjacent and raised questions about buffers, whether the concept plan's depiction of townhomes was accurate, the number of proposed lots and impacts to Leisure Avenue traffic. Planning and Development Services staff clarified that the zoning district will only allow single-family detached homes (not townhomes), the maximum lot count under the rezoning is 11, rear setback is 25 feet, and the maximum height is 35 feet (allowing two stories). The hearing closed after the applicant reiterated that final design, buffering and screening would be addressed in the site-plan process.
