Todd Pressman, representing the applicant for rezoning file 24-0862, described a partial rezoning of about 1.06 acres on U.S. Highway 92 to CI (commercial intensive) with a restriction to limit the permitted use to open storage of domestic vehicles in conjunction with a towing company. "The restriction which is very important for this application is the uses for just an open storage of domestic vehicles in conjunction with the towing company," Pressman said, emphasizing operational limits and a small number of on-site vehicles.
County Transportation review and FDOT, represented by Richard Perez, said they objected to the rezoning as submitted because access and safety could not be assessed without an auto-turn analysis and a conceptual site plan. Perez told the hearing master FDOT "expressed safety and operational concerns with the proposed use," particularly that vehicles used to tow or deliver could have movements that impede traffic and that the proximity of a guardrail might prevent a commercial driveway on US-92. Development Services staff noted staff found the request not supportable without additional information; the applicant offered to accept a limit of single-vehicle-to-a-tow-truck operations but elected to proceed without adding that condition at tonight's hearing.
