EDA hires broker to market 130‑acre Emerging Commerce Park along Route 360

The county’s Economic Development Authority, represented by Bob Smith, briefed supervisors on marketing plans for a county‑owned Emerging Commerce Park on Route 360. The EDA has retained a Richmond brokerage (Carver Co.) to position the site to regional economic development partners and commercial brokers.
Anthony Carver, the broker, said the 130‑acre site is currently tier‑3 and will be marketed incrementally; parcels are expected to range from 2.5 acres upward and initial pricing is set at $15,000 per acre. "It's a county owned asset... the EDA will not be a site developer. We are selling acreage and parcels that the individual buyers will then do the site development work," Carver said. He described marketing tools including a brochure and LoopNet listings and asked supervisors to help by referring prospects and endorsing the outreach.
Board members asked about timing for entrance road engineering and water availability. Carver said entrance engineering with VDOT is expected to begin soon and that a well‑study is planned; EDA also plans grant applications for infrastructure. Supervisors praised the outreach but asked staff to monitor pricing and infrastructure costs as the project moves from planning to potential site development.
