BZA denies appeal to place 256 sq. ft. shed on crushed-stone base at 28107 W. Oakland
Summary
The board denied an appeal to allow a 12'x16' accessory building to sit on a limestone/crushed-stone base instead of a poured concrete foundation, 0-6; the Building Director said code typically requires a full poured foundation for structures of that size.

Jeff Goggins asked the board to permit a 256 sq. ft. accessory building to be placed on a crushed-stone (limestone) base rather than a poured concrete foundation, noting a neighboring property received a related approval in 2008. Building Director Eric Tuck-Macalla said he interprets the 2019 Residential Building Code to require a concrete foundation for a structure of this size because of uplift and structural considerations.
The board discussed the applicant’s preference and precedent. Mr. Goggins said the shed is being moved from a neighbor and "plans to use limestone under the shed." After discussion, a motion to grant the appeal under the 2019 Residential Building Code failed; the motion was denied 0-6.
