Architects: corrected design reduces height; applicants say garage will match house

During the July 14 ZBA hearing on 30 Larchmont Avenue, project architects Greg Janus and Kim Leonard told the board an earlier application figure showing 27 feet was a misreading of elevation drawings. Kim Leonard said the new site plan shows a single‑story garage with a peak height of about 13 ft. 8 in., a 4/12 roof pitch to match the existing home, and an expected eave height near 8–9 ft.
Janus and Leonard said the garage footprint remains approximately 1,900 square feet to meet the owner’s storage needs; they emphasized the structure is intended for residential vehicles and equipment. The architects acknowledged they had not completed full renderings or a detailed materials/landscaping plan at the time of the hearing; Broome County planning staff later recommended that the ZBA request materials, before/after renderings, drainage and lighting plans, and vehicle‑use descriptions if any variance were to be considered.
