Planning Board backs Deumah II rezoning for neighborhood store

The Onslow County Planning Board on July 9 recommended approval of PREZ-2026-00007, a rezoning request to change the Deumah II property from RA (Residential Agricultural) to CB (Community Business). The recommendation passed by a unanimous 5-0 vote; Jack Sides moved, Brandon Howard seconded. The Board approved an accompanying consistency statement by the same vote.
Planner Paige Shepard presented the rezoning request. Ali Algehaim, speaking on behalf of applicant Ammar Abdo Ahmed, said the applicant is working to restore the property and intends "to maintain a small neighborhood convenience store to benefit the community." Algehaim told the Board that a previous tenant had removed underground gasoline tanks. Board members asked about aviation impacts because the parcel lies in the flight-path overlay; Base Liaison Timothy McCurry said he had no concerns. The Board's recommendation is advisory; the rezoning will next be considered by the Onslow County Board of Commissioners.
