The commission voted for a negative SEQR declaration, granted a 33% reduction to the side‑yard setback requirement, and approved the site plan and special‑use permit contingent on traffic‑board approval; motions passed 5–0. As Mark Parker summarized, the community center is intended to provide an accessible management office and resident services for the 256‑unit development.
