Planning Commission forwards favorable recommendation on Whiteland PUD to Town Council, 7–0
Summary
After presentations and discussion of conditions, the Whiteland Advisory Planning Commission voted unanimously, 7–0, to forward a favorable recommendation to the Town Council on the Whiteland Mixed Use Village PUD with enumerated commitments on roads, sidewalks, sewer fees, prohibited uses and design standards.
Following the public hearing, Chair moved that the commission forward a favorable recommendation to the Town Council for Case 2026‑CD‑03 with the staff‑recommended commitments and several clarifying amendments. The motion was seconded and brought to a vote.
The clerk called the roll and the Commission approved the motion by a 7–0 tally. The motion includes commitments to dedicate and construct the existing gravel drive to town nonresidential standards (34‑ft curb‑to‑curb with 50‑ft public right‑of‑way), require an 8‑ft asphalt path along US 31 (sequencing tied to commercial buildout was clarified), show acceleration/deceleration lanes on plans, require coordination on and upfront payment of sewer EDUs for Phase 1, mirror C‑2 commercial requirements for the outlots, prohibit specified heavy or automotive uses, require R‑3 exterior material standards for residential blocks, and require an electric safety gate and paving to that gate to address plant access safety.
The recommendation will be transmitted to the Whiteland Town Council, which retains final authority on the rezoning and PUD text.
