Commission approves site improvements at 4028 Indian Ripple Road; applicant to preserve trees and adjust handicap stall

The planning commission approved PC 26-3 Mod 7-26, a minor modification allowing a roughly 340-square-foot addition and reconfigured parking and curb cut at 4028 Indian Ripple Road. Staff described landscaping, a detention area for runoff and exterior finish upgrades; staff recommended approval with conditions and noted the likely occupant would be a mortgage services firm with about seven employees.
Commissioners raised safety concerns about the placement of two parking spaces near the curb cut and the potential for conflicts with turning traffic on Indian Ripple Road. Steven Butler of Community Civil Engineers explained the design choices were intended to preserve two large trees and comply with parking requirements for the projected low-volume office use. Butler agreed to flip the handicap stall to the opposite side of the walkway to increase safety. "I am 99% sure that the cross slopes ... won't exceed the ADA maximum requirements," Butler said while explaining design constraints and tree preservation priorities.
The commission moved, seconded and approved the modification with the attached conditions; the vote was unanimous (5–0). Work will require standard permits, a development agreement and post-construction landscape review, per staff conditions.
