Staff presented that the lot's permitted floor area is 4,501 sq ft and the proposed total after work will be 4,250 sq ft. Jared Gaylord presented the project and said the work is largely an interior reconfiguration and a minor bump‑out.
Landscape designer Paul Catania outlined plans to remove several invasive schefflera and replace them with ligustrum and green buttonwood for improved screening. The board accepted the staff conditions (staging plan, gatekeeper on site, parking behind fencing) and approved the limited demolition with those conditions.
