Attorney Nicole Blanda said the site plan had already been approved by the planning board and that the existing 7,445-square-foot building would be retrofitted for retail and storage. She told the board the retail area is 2,083 square feet (requiring roughly 10.4 spaces), a storage/delivery area is 4,008 square feet (about 6 spaces), and an office is 517 square feet (about 3.4 spaces); a mechanical area generates another roughly 1.19 spaces, producing a total required count of 21 spaces while the applicant proposes 16. Blanda described security and operational controls — ID checks, interior and exterior cameras, dark-sky lighting, no on-site consumption, and internal parking for delivery vans — and said hours would match other local stores (Monday–Saturday 9 a.m.–9 p.m., Sunday 10 a.m.–8 p.m.).
Board members acknowledged the planning-board conditions that require the applicant to address spillover parking if complaints arise. The board closed the hearing and reserved decision pending Suffolk County planning comments.
