Council refers proposed Lower Main Street redevelopment height increase to planning board

On May 11 the South River mayor and council referred a proposed amendment to the Lower Main Street Redevelopment Plan (dated March 5, 2026) to the Borough Planning Board for review and report under N.J.S.A. 40A:12A-7(e). The amendment seeks to increase the permitted maximum height for Sub-Area 150 from four stories or 40 feet to five stories or 48 feet and requests related conforming amendments.
The resolution (2026-152) directs the borough clerk to transmit the amendment and supporting materials to the Planning Board and asks for a report within 45 days addressing master plan consistency, any inconsistencies, and recommendations. Councilman Joseph Donato asked for clarification about what the amendment would add to the site and Mayor Peter S. Guindi offered an explanation during the meeting.
