The Joint Plan Commission/Zoning Board of Appeals voted to approve a sign variance for K-Pot, located at 7515 W. Cermak Road, at its April 28, 2026 meeting. The motion, made by Member John Mathias and seconded by Member Kara Kalnitz, carried with six present voting AYE and one member (Nelson Mercado) absent.
Community Development Director Pete Hughes told the board that K-Pot, represented at the hearing by applicant Jia Hao Li, is seeking permission for three wall signs even though the sign code ordinarily permits one sign per zoning-lot frontage. Hughes said the applicant also requested an increase in maximum wall sign area to 133.22 square feet on the north and south elevations; the Village code limits sign area to 50 square feet for parcels under three acres. Hughes noted the site historically operated with four wall signs under a previous sign code and recommended approval based on the property’s functional relationship to the adjacent shopping center and internal drive aisles, which reduce single-direction visibility.
Board members asked about lighting; Hughes said the proposed lighting is similar to other nearby businesses. The applicant confirmed the proposed signs are similar to the former Miller’s Ale House signs. The record shows the motion to approve the variance was passed unanimously by the members present (AYES: Witken, Bork, Kalnitz, Georgopoulos, Mathias, DeLeonardis; NAYS: none; ABSENT: Nelson Mercado).
