Commission approves rezoning and annexation steps to enable new medical facility at Merchants Greene Boulevard

Senior Planner Josh Cole presented two related items for properties near the Merchants Greene Boulevard and Veterans Parkway corridor: a rezoning of about 9.5 acres from MUD to IB to accommodate a medical facility, and an annexation of four contiguous parcels off Shadow Lane (combined roughly 4 acres) to be zoned IB as part of the same development plan.
Staff recommended approval of both the rezoning (REZN-3166) and the annexation (ANNX-3167). Commissioner John Wallace moved approval of the rezoning; Mayor Gary Chesney moved approval of the annexation. Both motions passed 9–0. Staff described the location as adjacent to existing commercial uses and a recently constructed Covenant Health medical facility to the east across Merchants Greene Boulevard, and said IB zoning would be consistent with the corridor's commercial character.
Both items were forwarded to City Council for action; city-level review and site-plan review will follow if Council adopts the changes.
