Planning staff presented a redlined text amendment to the Unified Development Code that would clarify and add industrial zoning categories (including M-2 heavy industrial) to reflect the county’s recently adopted comprehensive plan. Staff said the change mainly aligns code language with the comp plan and that heavier-intensity uses would likely be subject to special-use review with potential additional buffers and conditions.
Commissioners discussed whether consolidating zones could remove transitional protections and staff responded that a forthcoming unified development code rewrite will allow more detailed buffer and graduate-intensity rules. The commission moved to recommend approval of the text amendment and the motion passed; the item will be forwarded to the county commissioners.
