At-a-glance: Planning commission recommends three rezones and one special-use to the Board of Commissioners

At its most recent meeting the Barrow County Planning Commission voted to recommend action on multiple land-use items; the recommendations will go to the Board of Commissioners on December 10 at 6:00 p.m. The items and the commission's actions were:

- Rezone 2024-O32 (East Midland Avenue): recommended approval to rezone ~3.43 acres from C-3 to R-1 to allow three single-family tracts (no public speakers). "This is a request to rezone plus or minus 3.43 acres from from c 3 intensive commercial to r 1 low density single family residential to allow for 3 single family residential tracts," planning staff said.

- Special Use 2020-433 (1412 D Kennedy Road): recommended approval to allow up to four residents in a personal care home; applicant said the house currently houses three residents and plans to adjust bedroom occupancy. Planning staff confirmed a special-use permit is required to add a fourth resident.

- Blue River Development (1127 & 1129): recommended approval of rezoning and variance requests for a proposed townhome community with conditions; commissioners added a requirement for a 4-foot black metal security fence and replanting where buffers are graded.

- Rezone 2024-436 (0 Atlanta Highway NW): recommended approval to rezone ~5.38 acres from AG to R-1 with conditions requiring side-entry garages or turnarounds and a 10-foot drainage easement to protect neighboring properties from runoff.

All recommendations are advisory; the Board of Commissioners will make final determinations at the December 10 meeting.
