The board unanimously denied the rezoning and variance request for a Dogwood Trail parcel after concluding the proposed common access drive would significantly exceed the Unified Development Code’s length limits.
Matt Sullins (speaker 19), the engineer who prepared the sketch plan, said the client would prefer to keep the land agricultural if the variance is not approved: "If the variance is not approved, the client does not want it to be rezoned r 1. They wanna keep it agriculture for agricultural purposes." Commissioners cited code language that common access drives should not exceed 100 feet and called an 800–850 foot proposed driveway unacceptable without meeting private road standards. One commissioner moved to deny both the rezoning request and the variance; the motion carried.
The denial leaves the property in its current agricultural designation unless the owner proposes a plan that complies with county access standards or constructs a private road to county specifications.
