The Village of Lake Villa Plan Commission on March 5 recommended final approval of the Cedar Lake Estates residential planned development after a public hearing and deliberation, voting 5-0 to forward the matter. Village Administrator Mike Strong presented an overview of the final submittal and noted that the applicant sought additional relief, including a variation for a monument sign and temporary marketing signage.
Village Planner Scott Goldstein reviewed the legal standards for final approval. During the public hearing, several residents questioned the appropriateness of the proposed density for the site and raised concerns about stormwater management and runoff into the adjacent lake, including potential effects on local endangered species. Commissioner Tracy Lucas said she had "mixed feelings relative to the signage variation, questioning the benefits with need for exceeding current requirements," while Commissioners Lee Filas, Amber Brunati and Brian Hope expressed support for the proposal.
Attorney Rebecca Alexopoulos read the draft motion and Commissioner Filas moved to recommend final approval as proposed; Commissioner Hope seconded. The motion carried 5-0 by roll call vote. The recommendation will go to the next appropriate village authority or procedural step for final action per local rules.
