The Village of Lake Villa Plan Commission on April 14 continued the public hearing on a proposed eight-unit development called Eagle Creek Townhomes, asking the petitioner to provide additional materials before the board resumes review.
Chairman Craig Kressner said he wanted more documentation from the developer and identified three items not yet submitted: "the photometric plan, signage plan, and HOA covenants and restrictions which were not submitted by the Petitioner." After debate, Commissioner Brian Hope moved to continue the hearing to 6:30 p.m. on June 4, 2026; Commissioner Tracy Lucas seconded and the motion carried 5-1 (Aye — Kressner, Coia, Smart, Lucas, Hope; Nay — Filas).
The continuation follows extensive public testimony raising safety, traffic, stormwater and compatibility concerns, and a split 3-3 vote that failed to close the hearing earlier in the evening. The board’s request for the photometric and signage plans and the HOA covenants will be considered as part of staff and petitioner responses before the June meeting.
