During its May 14 review of the site plan for 91 Hulbert Street the Village of Minoa Planning Board examined whether the change of use to an upholstery shop would trigger a requirement to retrofit the building with an automatic sprinkler system.
The board noted the Code Enforcement Office report referenced a possible sprinkler requirement but did not include specific code citations or factual analysis; the chair said he spoke with the Code Enforcement Official before the meeting but no additional documentation was provided. The Fire Chief, as recorded in the minutes, told the board that "based on the facts presented, it's unclear whether the building would be required to be retrofitted with a sprinkler system." The board concluded there was no evidence in the record that the proposed use materially increased the fire hazard compared with prior commercial occupancies in the plaza and that the tenant's square footage alone did not automatically trigger a higher hazard classification.
