Minoa planning board issues Negative Declaration under SEQRA for 91 Hulbert St. occupancy

The Village of Minoa Planning Board on May 14 completed State Environmental Quality Review Act (SEQRA) review for the proposed occupancy of 91 Hulbert Street and issued a Negative Declaration, concluding the project would not result in significant environmental impacts.
In its review the board designated the action as an Unlisted Action, elected to act as Lead Agency, and completed Parts 1 and 2 of the Short Environmental Assessment Form. The board cited that the project involves occupancy of an existing tenant space in a developed commercial plaza, with no enlargement of building footprint, no changes to exterior lighting, parking areas, ingress/egress, or utilities, and that the proposed indoor upholstery use does not include manufacturing, spray painting, welding, or other intensive industrial activities. Based on those findings the board indicated that "no moderate to large environmental impacts are anticipated as a result of the proposed action."
The decision means the Planning Board determined an Environmental Impact Statement is not required. The board's action allows the site-plan approval to proceed to implementation steps, including any necessary building permits and the applicant's request for a Certificate of Occupancy.
