At the Aug. 6 Planning & Zoning Commission hearing, the applicant’s representative and planning staff described the Forestdale property and the likely lot yield under the proposed R‑2 zoning.
John (planning staff) said the site was previously approved with 27 single‑family lots. The developer representative explained the project will use existing streets, sewers and water lines and emphasized that the design preserves perimeter green space and common ground. He told the commission that while a theoretical redevelopment without existing streets could yield as many as three lots per acre (a rough maximum of about 180 homes on the tract), the applicant’s preliminary plat proposes 49 lots plus three lots left unchanged, which the representative said would result in roughly 53 buildable lots.
Those figures framed resident concerns about traffic and access: neighbors asked how many additional driveways would lead to more cut‑through traffic and whether an access route to North Service Road should be required. Staff responded that exact lot counts and access configurations are set in the preliminary plat stage and that rezoning is the first of the two steps; the preliminary plat discussion will follow if or when the rezoning proceeds.
