The Clark County Board of Zoning Appeals approved June 25 a variance for Tony L. Campbell to construct an accessory building at 7 Middle St., Bethel Township, subject to a condition that the structure be placed 35 feet from the right-of-way. Staff said the parcel is .49 acres in an R-2A zoning district and that the proposed location would otherwise be roughly 32 feet from the right-of-way (code calls for 35 feet) and about five feet from the side lot line (the code minimum is 12 feet).
Campbell told the board he had been a mechanic for 45 years and wanted a garage for personal vehicle maintenance; he said backyard placement conflicted with the septic/sewer system and moving the structure back three feet was feasible. The board voted 4–0 on a motion by Tom Duffee, seconded by Breanne Parcels, to approve the variance with the stipulation that the structure be moved to 35 feet from the right-of-way. Staff noted standard site-approval requirements and drainage conditions would still apply before permits are issued.
