The Clark County Board of Zoning Appeals voted June 25 to table a variance request from Jeremy and Holly Reed for a rebuilt accessory structure at 851 Weinland Drive in Bethel Township. Staff reported the parcel is 0.27 acres in an R-2A zone and that photos and staff measurements showed posts “about 18 inches away” from the side property line; a floodplain development permit would also be required if work proceeds.
Jeremy Reed told the board the previous carport had been on the property when they bought the house and that, after it collapsed during winter weather, he began rebuilding. Reed said the replacement would be enclosed “but would not have power or water,” and described constraints including existing posts concreted in place and cuts to garage flashing that limit shifting the structure. Neighbors who spoke said the carport had been in place for decades and expressed support; another commenter asked whether a prefabricated, movable unit or gravel pad could address setback concerns.
Board members explored alternatives — shifting poles, shortening the structure, or moving it back — and offered to perform a site visit with staff and the contractor. Motion by Breanne Parcels, seconded by Gerald Shaw, to table the request for up to 60 days or until the August meeting passed unanimously. Staff said supporters who testified would not need to return if the case is continued.
