Patrick Cotton of MJS Engineering presented plans to subdivide a 43-acre parcel into two residential lots (32.3 and 9.9 acres) and to dedicate a portion of roadway. The board’s technical reviewers said the parcel contains DEC-regulated wetland areas that must be accounted for in net-area calculations and requested a tree catalog and a plot plan showing total area of disturbance. A county review package was sent July 23 and reviewers said the submission requires a public hearing; the board set a hearing for the next month and told the applicant to provide the requested table and tree information before that meeting.
Consultants noted thresholds that apply when a project is in an agricultural district and asked the applicant to show limits of disturbance and indicate whether the project will need further DEC permits; the board signaled the application was ready for a public hearing but asked for the clarifications noted above.
