The East Bradford Township Zoning Hearing Board on July 20, 2026, opened a hearing on an application by West Chester United Soccer Club/Penn Fusion Soccer Academy to subdivide 500 S. Creek Road (Parcel #51-7-123) into two lots and to obtain variances from the Township Zoning Ordinance. The application was presented on behalf of the applicant by attorney Max O'Keefe and the equitable owner, Gary Bevilacqua; engineer Chris Daily of Howell Engineering testified in support of the proposal.
The application requests relief from Section 115-10.C, which the ordinance describes in part as: "No tract may be used for more than one of the permitted residential development options," and from Section 115-11.C(2), which sets a one-acre minimum net lot area. The board record includes exhibits submitted by both sides: proof of publication and meeting minutes submitted by the board; and the applicant's packet, which the minutes list as including the application, proof of mailing, posting photos, a curriculum vitae for Chris Daily, a zoning plan sheet and an aerial photograph of the property.
Township counsel asked the board to continue the matter to allow outstanding conditions to be resolved; the minutes record that the board "agreed to continue the hearing on September 2, 2026, at 5:00 PM." The minutes do not record a formal mover and seconder for the continuance; they treat the decision as the board's agreed continuance. The board's next meeting on the calendar is Aug. 17, 2026, and the hearing continuation is scheduled for Sept. 2, 2026, at 5:00 p.m.
