Angela Marcus of Light‑Heigel & Associates presented the David K. and Deborah A. McGuire preliminary/final subdivision plan (2025‑9), describing a parcel split created when the turnpike was built; no site improvements were proposed. Township Engineer Jonathan Robinson flagged the Front Public Street standard as the primary waiver concern, and staff confirmed an existing access easement will carry over to future owners.
Commissioners raised a separate issue: a neighboring building that encroaches over the McGuire property line. Commissioner Adrian Arnold asked why that encroachment was not being remedied now; Commissioners Ron Secary and Curt Helman also requested the non‑conformity be addressed. Marcus described the encroachment as an existing private non‑conformity. The commission voted on a series of motions forwarding seven specific waivers to the Board of Supervisors with recommendations for approval: [SLDO 402], [SLDO 402.B.2], [SLDO 402.C], [SLDO 402.E.10], [SLDO 402.C.1.i], [SLDO 402.E.9], and [SLDO 605.D.4] (Front Public Street). The commission also forwarded the Final Plan to the Board with a recommendation for approval subject to staff and engineering comments (motions carried).
