North Mankato Council Adopts CI-1 Commercial-Industrial Zoning District

The North Mankato City Council on June 2 adopted Ordinance No. 192 (Fourth Series), adding Section 156.045.5 to the Zoning Code to create a CI-1 Commercial-Industrial District intended to allow both commercial and light industrial uses in the same area.
Community Development Director Fischer said the change stems from the 2023 Comprehensive Plan objective to provide flexible land-use options where there is limited land for new commercial development. "The Commercial/Industrial designation specified in the Comprehensive Plan is intended to provide flexibility in that it would allow both commercial and industrial use in the same general area," Fischer said. Planning Commission members reviewed the proposal and recommended the new district.
Ordinance No. 192 targets areas guided for Commercial/Industrial development, including the North Port Industrial Park area and the north side of Commerce Drive. Council Member Steiner moved to adopt the ordinance and the motion carried unanimously. The council did not attach additional implementation conditions at the time of adoption; follow-up implementation steps will be handled through standard planning and permitting processes.
